Capri apartments

The project involved the interior revitalization of a 1970s six-storey residential rental apartment building. The scope of the project included conversion and creation of new units, upgrades to existing suites, and renovations to common areas, including the lobby and laundry room. The work also required securing planning approvals to support the increased density.

A key challenge was the integration of new mechanical and electrical services within an occupied building. New systems had to be carefully threaded through existing units with minimal disruption to residents. The most extensive renovations focused on reconfiguring the building’s large, underutilized three-bedroom units. Fourteen units were evaluated, and five were ultimately selected for division into two one-bedroom units each.

Renovation of an existing unit

To increase residential density within the existing building footprint, the project focused on the strategic conversion of underutilized spaces into new housing units. This included the conversion of five existing three-bedroom units into ten one-bedroom units. Additional density was achieved through the conversion of the second-floor laundry room and ground-floor office into one-bedroom units, and the conversion of a ground-floor storage room into a two-bedroom unit. In total, eight new residential units were created.

Because the new units were distributed throughout the building, the work required a thorough understanding of the existing mechanical and electrical systems. New services were carefully designed and coordinated to be routed through occupied units with minimal disruption to residents. The increased occupant load also necessitated modernization of the building’s fire alarm system, including on-site audibility testing and upgrades to meet current code requirements.

Further work included finish upgrades to 20 existing units to align them with the newly created suites, as well as renovations to the building’s common areas. In the lobby, finish and safety upgrades modernized the dated space and introduced a new office adjacent to the entrance, providing a welcoming amenity for residents.
